Real Estate in La Cresta and surrounding Santa Rosa Plateau associations can be complicated to navigate – with many variables, including views, usable land, connecting trails, habitat restrictions, accessibility, privacy…
You can easily fall into a ‘Money Pit’ – or worse, a home that does not fit your ultimate needs – if you are not fully aware of the many important details and logistics. If you play it right, and use a knowledgeable Plateau-resident Realtor, you will find yourself in the most wonderful home-ownership of your life!

- All properties in La Cresta and the Santa Rosa Plateau are at least 5 acres in size. Some are larger. Santa Rosa West has a 10-acre minimum.
- Most properties are zoned Residential Rural – RR5/10/20.
- Some are zoned Residential Agricultural – RA5/10/20.
- Many people refer to the entire Santa Rosa Plateau as “La Cresta”, yet there are actually several Associations, all with their individual CC&Rs and dues.
- Property Owners Associations (POA) include: La Cresta, La Cresta Highlands, Santa Rosa West, Meadow Oaks, The Trails at Santa Rosa, and Tenaja (a Community Service District).
- Prices range from under $100,000 for vacant land, to over $7,000,000 for grand estates.
When you study the Plateau, you will learn that different areas lend themselves to different uses. For example, do you ride horses? If so, what style? If you ride trails, you must be very clear on where the trails reside, so that you are not forced to trailer your horses to a nearby trail. If you arena ride, you will obviously need a property with an arena, or the appropriate parcel to accommodate one.
If you plan to farm, similar considerations will be in play, such as soil conditions, the presence of a well, or the ability to install a well (some areas are better than others).
Moms and Dads driving up and down the hill to schools will also want to be prepared for how far into the Plateau they live. You may get dreamy about being a rancher / farmer, then find that you regret moving too far out with a drive that drives you nuts. In these cases, one of the closer Plateau areas may be your choice.
The Plateau has all the property options: View, Flat for Horses, Close to Entrance, Remote and Private, Fancy, Rustic…It is really important to understand all of the nuances of living on the Plateau before you commit. A resident Realtor is your best bet.
